High-rise and low-rise apartments along and behind the seafront, older town property in the streets around the centre and the port, and detached and terraced housing in the urbanisations around the edges. Community-managed blocks are common, so communal-area work and administrator liaison are a regular part of the job.

Two very different environments in one town

On the front, it's salt. Seafront blocks get the same maritime exposure as Punta Prima — balustrades, railings and window frames corrode, and seaward elevations weather noticeably faster than the sheltered sides.

Inland, towards the salt lakes, the issue is different: high humidity and airborne salts from the lagunas themselves. That combination is very good at producing efflorescence — white, powdery salt deposits pushing out through render and interior walls. Do you work with community administrators on communal areas?

Yes — stairwells, entrance halls, corridors, pool surrounds and perimeter walls, quoted itemised so a committee can compare properly.

We've got white powdery marks coming through the wall. What is it?

Almost certainly efflorescence — salts being carried through the wall by moisture and left behind on the surface. It has to be treated rather than covered, and the cause found.

Can you paint a bar or shop without us closing?
