Working on a property with layers of history on the walls is different from working on a new-build. What's already there dictates a good deal of what can go on top of it.

Large detached villas on generous plots, a good number of them individually designed, plus established townhouse and apartment developments. Many date from the 1980s and 90s, which means older render systems and, in places, traditional lime-based coatings underneath more modern ones.
Older render, and why it matters
On a villa that's been painted several times over thirty years, the substrate is the first question rather than the last. Specifically:
- Is the existing coating breathable? Putting a modern non-breathable acrylic over a traditional lime-based system traps moisture in the wall and causes blistering — sometimes a year or two later, which makes it hard to argue about afterwards.
- Is it still bonded? Multiple coats build thickness, and at some point the whole build-up starts letting go. That needs finding before quoting, not during.
- Is it chalking? Older masonry paints powder as they weather, and anything painted onto that dust will come off with it.
None of that is complicated, but it does mean an exterior here needs looking at properly rather than quoted off a photograph.
Pines, sap and resin
The pines that make Campoamor attractive also drop resin and needles onto render, terraces and cars. Resin staining on a painted wall doesn't wash off and won't be covered by emulsion — it needs cleaning and sealing first, or it bleeds back through.

FAQs
Our villa was built in the late 80s. Does that change anything?
Potentially, yes — older properties can have traditional breathable coatings underneath. It gets checked on the visit, and the coating specified accordingly.
We've got pine resin marks all over one wall. Will paint cover them?
Not on its own. They get cleaned and stain-blocked first, otherwise they come back through within months.
The render is cracking in a fine spider pattern. Is that serious?
Usually not structural — it's normal crazing in older render. It does need a flexible coating that can bridge it rather than a rigid one that will crack along the same lines.
