Villas are the bulk of what we do, and most of them come as one job rather than a list of small ones — exterior render, boundary walls, gates and grilles, balustrades, terraces, and usually a few interior rooms while everything's set up.

Doing it in one go is cheaper and less disruptive than three separate visits, and it means the whole property ends up looking like it was finished at the same time. Which it was.

What a full villa repaint usually covers

Outside

  • All exterior render and masonry, on every elevation
  • Boundary and dividing walls
  • Entrance gates, driveway gates and window grilles
  • Terrace and balcony balustrades and handrails
  • Soffits, fascias, sills and reveals
  • Pergolas, porches and pool surrounds
  • Garage doors

Inside

  • Walls and ceilings throughout, or room by room
  • Doors, frames, skirting and internal woodwork
  • Stairwells and hallways — usually the most-marked surfaces in the house
  • Kitchens and bathrooms in a washable finish

How it's phased

On a full villa, exterior work goes first — it's weather-dependent and it's where the scaffolding and access equipment is needed. Interiors follow, so you're not living around dust sheets while the outside is still being prepared.

If you're using the property, work runs so that you always have a bedroom, a bathroom and a way in and out. If you're not in Spain, it just runs in the most efficient order and you get photos as it progresses.

The details that get missed

The difference between a villa that looks properly done and one that looks painted is almost entirely in the parts nobody quotes for: the underside of the terrace overhang, the back of the gate, the wall behind the pool pump housing, the section of boundary wall your neighbour can see and you can't. They all get done.

FAQs

Do we have to do the whole property at once?

No. Plenty of people do the exterior one year and the interior the next. It's just usually better value to do it together.

How long does a full villa take?

It depends entirely on size, condition and how much metalwork there is. You'll get realistic dates in the written quote, and they're dates we intend to keep.

Do you use scaffolding?

Where the height and the work require it, yes. Most two-storey villas on the Orihuela Costa can be reached with proper access equipment, which is quicker and cheaper.

Can you work around the pool being in use?

Yes. The pool area gets covered and protected, and work is sequenced so it's out of action for as little time as possible.
