Why rentals need repainting more often

A let property takes more wear in a year than a home does in three. Suitcases against hallway walls, furniture pushed back into the same spot, sun cream on the door frames, damp towels on balcony rails, and a turnover of people who are — reasonably enough — not being as careful as they'd be at home.

The marks that build up don't clean off, and photographs of tired walls cost you bookings long before a guest ever mentions them.

What's included

  • Work scheduled around your calendar, to a finish date agreed in writing before it starts
  • Keyholder or agent access arranged, so you don't need to be in Spain
  • Progress photos as the work goes on, and a full set at the end
  • Hard-wearing washable finishes in the places that take the most punishment — hallways, stairwells, kitchens, bathrooms
  • Touch-up paint left labelled so your management company can deal with small marks between lets
  • Exterior and terrace work timed for the quiet season

  • Repainting balcony and terrace balustrades, which corrode fastest and photograph worst
  • Freshening the front door and entrance — the first thing a guest sees
  • Painting out any bold colour that's dating the property in photos

FAQs

We've got a gap of five days between bookings. Is that enough?

For a couple of rooms, comfortably. For a whole property it's tight but often possible — say what the dates are and you'll get an honest answer rather than an optimistic one.

Can you liaise with our management company directly?

Yes. Give them as the contact and it'll be arranged between us.

Do you paint while the property is occupied?

Not during a let. It's not fair on the guest and it's not the right way to work.

Can you match what's already there so we only do the worn rooms?

Usually yes. Be aware that walls fade, so a patch-match to the original tin can show. Doing a whole wall rather than part of one solves it.
