Predominantly modern apartment blocks and townhouses, many with communal pools and gardens, plus some detached property. Terraces and solariums are a common feature — and solarium walls take more sun than any other surface on the property.
Newer property, different problems
Modern construction here is generally sound, so exterior work tends to be about the sun rather than decay:
- Solarium and roof-terrace walls fade fastest of anything, because they get direct overhead sun all day with no shade at all
- Developer paint is usually a basic contract emulsion applied to a deadline. It marks easily and doesn't wash, which is why so many apartments need doing within a few years of handover
- New plaster shrinkage cracks are normal in the first couple of years and easily filled

FAQs
Our apartment is still the original developer white and it marks if you look at it. Can that be improved?
Yes, and it's one of the most common jobs here. A decent washable matt in place of contract emulsion makes a very obvious difference in hallways and living areas.
Can you paint a solarium wall so it doesn't fade so fast?
It can be improved considerably with the right coating and, if you're open to it, a slightly less light-sensitive colour. Nothing on a roof terrace in this climate lasts indefinitely.
We're on the third floor with no lift access for materials. Is that a problem?
No. It gets factored into the planning.
