That changes what matters. On a rental, the finish has to be hard-wearing and the work has to land on the date it was promised, because there's a booking on the other side of it.
What we do in La Zenia
- Holiday home and rental painting — scheduled around your booking calendar
- Interior painting — washable finishes in the hallways and stairwells that take the wear
- Exterior painting — villas, terraces and boundary walls
Property types here
Detached and semi-detached villas on the streets behind the beach, townhouses and quads, and a substantial number of apartments — a lot of which are let. Most were built from the 1990s onwards, so render is generally modern acrylic-friendly rather than traditional lime.
What the wear pattern looks like
Rental property doesn't fail like a home does. It goes at specific points:
- Hallway and stairwell walls, from cases and bags
- Door frames and around handles
- Balcony and terrace balustrades, from wet towels and swimwear
- Bathroom ceilings, where extraction never quite keeps up in August
Doing those areas in a washable finish, and leaving labelled touch-up paint behind, is usually better value than repainting everything more often.

FAQs
Can you fit the work between two bookings?
Often, yes. Give the exact dates and you'll get a straight answer on whether it's realistic rather than an optimistic one that goes wrong.
We're in the UK. Can our management company let you in?
Yes, that's a standard arrangement. You'll get progress photos and a final set.
Do you use paint that stands up to guests?
In the high-wear areas, yes — washable matt or satin rather than standard contract emulsion. It costs a little more and lasts considerably longer.
