Being away from the coast changes the maintenance picture entirely. There's no salt to speak of, which is a considerable advantage. What there is instead is heat, dust and a bigger daily temperature swing than you get on the front.
What we do in Benijofar
- Exterior painting — render, façades and boundary walls
- Villa painting — full properties inside and out
- Interior painting
Property types here
Detached villas on individual plots in the surrounding urbanisations, townhouses and quads, and older village property closer to the centre — some of which is traditional construction and needs treating as such.
Inland heat and movement
Without salt in the air, the enemy inland is thermal movement. A wall that reaches a genuinely high surface temperature in the afternoon and cools sharply overnight expands and contracts every single day, all summer.
That does two things:
- It opens fine cracks in render, particularly on south and west elevations and around window and door openings
- It punishes rigid coatings. A paint film with no flexibility cracks along the same lines the render does
The answer is a flexible exterior coating that can move with the wall, and proper crack repair rather than filling the visible ends. On the dust side, inland render simply gets dirtier — so the wash-down before painting matters more here than it does by the sea.
Village property
Older property in the village itself may have traditional lime-based render, which needs to breathe. Sealing it with a modern non-breathable coating traps moisture inside the wall and causes blistering, sometimes a year or two later. If your property is older village stock it gets checked before anything is specified.

FAQs
Do you come out this far inland?
Yes. Benijofar, Rojales and Quesada are all regularly covered, and there's no travel surcharge.
Our render cracks in the same places every couple of years. Why?
Thermal movement. Filling and painting rigidly means it will crack again along the same line. A flexible coating that can bridge the movement is the right answer.
Our house is in the old part of the village. Does that matter?
It might. Older properties can have traditional breathable render, which needs a breathable coating over it. It gets checked at the visit.
